JOB DESCRIPTION:
Real Estate Associate (Property Management Specialist) involves effective sourcing and management of residential or commercial properties in the firm portfolio. This includes serving as the primary contact for tenants, handling lease administration, conducting tenant screenings, and overseeing rent collection, coordinating maintenance and repairs, conduct property inspections, and assist with financial reporting and budgeting. Additionally, facilitate eviction processes when necessary and perform market analysis to inform rental pricing and strategies.
Responsibilities
- Source for more management properties (residential and commercial)
- Serve as the primary point of contact for tenants, addressing inquiries, concerns, and maintenance requests.
- Prepare, review, and manage lease agreements, ensuring compliance with all terms and conditions.
- Develop and implement marketing strategies to attract potential tenants, including creating online listings and organizing open houses.
- Conduct thorough background checks, credit evaluations, and interviews to select qualified tenants.
- Oversee the collection of rent and other payments, managing any issues related to late or missed payments.
- Schedule and manage routine maintenance and emergency repairs, ensuring properties remain in good condition.
- Conduct regular inspections to assess property conditions and ensure compliance with safety and maintenance standards.
- Assist in preparing budgets and financial reports, providing property owners with updates on income, expenses, and overall performance.
- Support the eviction process when necessary, ensuring all legal protocols and procedures are followed.
- Perform market research to analyze rental pricing, property trends, and local market conditions to inform management strategies.
Qualification
- Minimum of first degree in Estate Management from a reputable institution.
- Minimum of 5 years property management experience with track records.
JOB REQUIREMENT:
- Prior experience in property management, real estate sales, or a related field is typically preferred.
- Understanding of local, state, and federal real estate laws and regulations, particularly those related to leasing and tenant rights.
- Strong interpersonal skills to effectively communicate with tenants and property owners.
- Excellent organizational skills to manage multiple properties, tasks, and deadlines.
- Strong verbal and written communication skills for tenant interactions and reporting to property owners.
- Ability to analyze market trends, financial reports, and property conditions.
- Strong problem-solving skills to address tenant issues and property challenges effectively.
- Familiarity with property management software, CRM systems, and basic office applications.
- Keen attention to detail to ensure accuracy in documentation and property management tasks.
- Ability to work collaboratively with other property management team members and external contractors.
- Good knowledge of Lagos road.
- Ability to drive with valid driver license.
