Job Description
The Project Estate Management Advisor will assist clients in making sound property investment decisions by providing quality property management advisory, marketing, brokerage, and deals on the site.
Responsibilities
- Provide top-notch property management advisory, ensuring sound property-purchasing decisions are made.
- Source for customers interested in the property through cold-calling, advertising, and business presentations.
- Analyse market trends and demographics to identify the most sought-after and profitable areas.
- Effectively coordinate general upkeep, major repairs, remodeling, or construction projects of the property.
- Effectively manage an extensive database of all properties for sale.
- Consistently develop strategies to increase the value of properties for clients looking to sell.
- Conduct negotiations with real estate agents on behalf of clients. • Process correspondence with tenants, contractors, and other third parties for property management staff
- Coordinate the closing of property deals to ensure vital documents are signed and payment received.
- Oversee arrangements to give prospective buyers a view of a property before closing deals.
- Act as an intermediary between property sellers and prospective buyers to facilitate property deals.
- Conduct the inspection of a property to ensure the terms and conditions of sales are met before closing sales deals.
- Provide periodic reports on the state of operations per time using CRM systems.
- Execute accurate billing of tenant work orders for billable services periodically
- Liaise with legal counsel to prepare sale and lease documents.
- Monitor sales as they proceed and liaise with all interested parties including mortgage brokers, solicitors, surveyors, and other estate agents;
- Vet prospective tenants by collecting references and carrying out background checks;
- Estimating the value of the property;
- Prepare tenancy agreement contracts and other documents
- Collect or organize rent payments
- Execute other duties as directed by the Line Manager
Qualifications
- B.Sc. degree in Estate Management, Property Management, or Business Administration
- Minimum of 5 years of experience as a Property Specialist
- Knowledge of sourcing and procurement techniques as well as dexterity in “reading” the market
- Skilled in negotiations and networking
- Vast experience in but not limited to, sourcing, coordination of housekeeping, maintenance, and renovations, contract negotiation, and data reporting
- Experience delivering a high standard of customer service in a challenging environment
- Property Management and/ or Facilities Management experience is a must-have
- Candidate must be a Member Nigeria Institute of Estate Surveyors and Valuers (NIESV)
- Professional certification in Real Estate is an added advantage
- Aptitude in decision-making and working with numbers
- Experience in collecting and analyzing data
