The Minister of the Federal Capital Territory (FCT), Nyesom Wike, has issued a strict 30-day ultimatum to property owners who have violated the territory’s land use policy.

The directive, which comes with a substantial financial penalty, requires defaulters to pay five million naira each for illegally converting the use of their land without prior approval. The ultimatum is effective from Wednesday, September 10, 2025.

A public notice released by the FCT Administration specified that the minister’s approval of a reviewed Land Use/Purpose Clause affects properties located on fifteen major streets within high-end districts of the capital city.

The listed areas include Gana Street and Usuma Street in Maitama District, Yakubu Gowon Crescent in Asokoro, and Aminu Kano Crescent and Adetokunbo Ademola Crescent in Wuse II. Also affected are several streets in Garki I and II Districts, such as Ladoke Akintola Boulevard, Gimbiya Street, Onitsha Street, Ogbomosho Street, and others, including Lafia Close, Yola Street, Abriba Close, Danbatta Street, Ringim Close, and Ilorin Street.

The notice clearly states that these allottees and title holders have violated the fundamental terms and conditions of their Right of Occupancy grants. They are now required to pay the stipulated penalty fee within the given timeframe.

Furthermore, the minister has directed all affected individuals to visit the FCTA Department of Land Administration with the original copies of their property documents. This visit is necessary to collect their respective letters conveying the official approval and to regularise their status in compliance with the territory’s regulations.
